Pfizer Leases 230,000-Square-Foot Space at San Diego Life Science Campus

Pfizer Oncology has signed a 15-year, 230,000-square foot lease at the Torrey View life science campus in San Diego. This campus is nearing completion and is owned by Breakthrough Properties, a joint venture between Tishman Speyer and biotechnology investment firm Bellco Capital. The campus spans ten acres and is fully pre-leased, with 89% of the three-building Torrey View secured by long-term investment grade credit, and the rest leased to biotechnology firms.

The lease signed by Pfizer Oncology is more than double the size of any life-science deal in the San Diego area in 2023. During that year, the largest single tenant was Acon, taking 97,162 square feet of space. As part of the deal, Breakthrough also announced a new collaboration between its StudioLabs platform and Pfizer Ignite, which will provide an R&D service connecting companies to Pfizer’s research, development, and manufacturing services, as well as input from Pfizer’s advisory network.

Clients of Breakthrough will have access to Pfizer’s resources, scale, and expertise through this collaboration. There may also be opportunities for clients to collaborate with Pfizer’s CDMO, CentreOne, and its broader partnering models, such as Pfizer Ventures.
